Thank you, Jerry, and good morning, everyone. With me today is our Chief Financial Officer, Glenn McMillan. We appreciate you joining us on the call. I will begin with a brief overview of the company's 3rd quarter results and business updates. Glenn will then discuss our financial results in more detail, And I'll conclude today's session by providing some remarks on operational highlights, company updates and Market Developments.

Total transactional dollar volume has declined since the 2nd quarter, driven primarily by a reduction in sales volume, The number of homes trading hands. While activity continued to cool over the summer months, Our revenues were up year over year and in line with the 2nd quarter. Revenue for the Q3 of 2023 was 12 point $8,000,000 compared to $12,200,000 in 2022, a 5% increase. While real estate markets have been volatile over the last past 2 years, our revenues have been relatively stable. A significant portion Our revenues are fixed in nature, which provides investors with exposure to the Canadian real estate market, while also mitigating the impact of Market volatility on cash flows. I am pleased to report that we continue to see positive agent growth in our network Despite softening in the market, at the end of the Q3, the network Realtor count sat at 20,700 And $96,000,000 That's a modest increase over last year.

At its meeting yesterday, the Board of Directors approved a dividend payable on December 29th of $0.1125 per share to shareholders of record on November 30. This indicates an annualized dividend of 1.35 And with that, I will turn the call over to Glenn for a look at our 2nd quarter financial performance in more detail.

Thank you, Phil, and good morning, everyone. As Phil mentioned, revenue during the first 9 months of the year was $37,600,000 down from $39,400,000 recorded in the same period last year. However, during the Q3, revenue was $12,800,000 up 5% from the $12,200,000 we recorded in the Q3 of 2022. The company's network of Realtors was just under 20,800, which reflects net growth of 110 agents since the start of the year. Since the beginning of 2021, we've grown our network by 9%.

In the Q3, the company generated net earnings of $8,600,000 or $0.91 per share compared to a net loss of $1,100,000 or $0.12 per share last year. The results reflect a gain on the fair value of the exchangeable units of $6,800,000 in the 3rd quarter compared to a loss of $3,000,000 last year. Distributable cash flow amounted to $5,100,000 in the quarter, up from $4,800,000 in the Q3 of 2022, reflecting an increase in revenues, lower cost of sales and lower current income taxes, partly offset by higher administration costs and management fees. For the rolling 12 month period ended September 30, 2023, distributable cash flow amounted to $18,200,000 or $1.42 per share compared to $20,500,000 or $1.60 per share for the same period ending September 30, 2022. During the Q3, the Canadian residential real market closed almost 10% above Q3 2022 levels at almost $77,000,000,000 driven by a 6% increase in unit sales and a 3% increase in average selling price.

The Greater Toronto Area Real Estate market remained virtually flat year over year at $16,600,000,000 With unit sales down marginally and average selling price up 3%. However, on a quarter over quarter basis, Total transaction dollar volume was down 41%, driven by a 37% drop in unit sales. The Greater Vancouver market was up year over year at $8,400,000,000 was up 27%, driven by 20% increase in unit sales, but again quarter over quarter, it's were lower by about 29%, driven primarily by lower unit sales. And the Greater Montreal market grew by 10% year over year, and like other major urban centers was lower quarter over quarter due to lower unit sales. Bill will now provide additional insights into the markets and an update on our operations.

Teaming inflation is taking longer than the Bank of Canada and central banks around the world had Originally anticipated, but we believe that interest rates have reached their peak or are very close to it. While we do not expect to see a rate Cut in the near term. We do believe that the company can continue to successfully navigate sluggish markets. Following 2 consecutive increases in the summer, the Bank of Canada decided to pause its interest rate hike campaign In September October holding the key lending rate steady at 5% as inflation eased and the unemployment rate ticked modestly upward.

It's still very low by historic standards. Canada's consumer price index was up by 3.8% in compared to the 4% increase recorded in August, so progress continues to be made. The Bank of Canada acknowledged that while higher interest rates are moderating inflation on many everyday goods, including food, Elevated mortgage interest costs, rents and other housing costs remain a concern. The Central Bank maintains its Top priority is to bring target inflation down to approximately 2%, which it does not expect to reach before the middle of 2025. In October, Canada's unemployment rate rose by 0.2 Of 1% to 5.7%, the 4th monthly increase since April and reaching nearly 2 year high.

While unemployment rate remains historically low, the increase points to a slowing down in the economy, which is what Floor market activity has resulted in a modest rise in the number of homes listed for sale, our inventory. Despite this increase, the quality quantity of homes available for sale in Canada remains well below The rate of household formation, medium and longer term, we anticipate the need for housing to far outpace the rate of new home construction. While efforts are underway by all levels of government to address the housing supply shortage, We do not believe they can successfully encourage enough homes to be built quickly enough to keep the value of properties From appreciating at a rate faster than broad inflation. Looking ahead, we believe that it is likely We will see a modest increase in market activity in the spring as pent up demand continues to build. Once interest rates begin to ease, even by only a small amount, we expect buyers will return to market in large numbers And upward pressure on home prices will build once again.
