In Q2, we recognized approximately $600,000 in non recurring interest income from early principal repayments as compared to $1,000,000 during the Q1. The decrease was further driven by the impact of one loan placed on non accrual status in May, which accounted for $600,000 of this sequential decline, as well as a decrease in the average principal outstanding of $332,000,000 during Q1 as compared to $319,000,000 in Q2. These decreases were partially offset by lower average borrowings on our revolving credit facility and the positive impact of the 25 basis point increase in the prime rate in May.
